Ryan S. Dunn
Principal, Owner and Co-founder

Ryan is a Principal, owner and co-founder of Dunn Twiggar. He is directly involved with all aspects of the company, including company management, strategic planning, marketing, investor relations and each service provided by Dunn Twiggar. Ryan began his career in 2001 at one of Philadelphia’s premier commercial real estate companies, The Rubenstein Company, LP, where he was an Associate in their leasing firm, The Rubenstein Brokerage Group, Inc. While there, Ryan represented Rubenstein in lease negotiations and valuations for their $1 billion office portfolio. He then joined Dunn-Noble Development Company, LLC in 2004 as a Development Manager, where he oversaw the development and management of the company’s retail centers. Ryan graduated from Villanova University, where he earned a Bachelor of Science in Business Administration. He is a licensed sales person in Pennsylvania, completed the Leadership Lehigh Valley program, is a member of Bethlehem ROTARACT and board member for Leadership Lehigh Valley and ArtsQuest. Ryan was featured in Eastern Pennsylvania’s Business Journal May 2008 issue as one of the “20 Under 40” in the Lehigh Valley, was named by Lehigh Valley Style magazine as of one of 8 people to watch in 2008 and was April 2009’s entrepreneur of the month for www.lehighvalleyentrepreneur.tv. Ryan currently lives in Bethlehem, PA with his wife Ellen and their two children.

 

Andrew J. Twiggar
Principal, Owner and Co-founder

Andrew is a Principal, owner and co-founder of Dunn Twiggar. He is directly involved with all aspects of the company, including company management, strategic planning, marketing, investor relations and each service provided by Dunn Twiggar. Andrew started in real estate with J.G. Petrucci Company, a regional industrial real estate development company, where his responsibilities included all aspects of new project management, as well as, property management. He then joined Dunn-Noble Development Company, LLC as a Development Manager, overseeing the development and management of the company’s retail centers. Prior to his real estate career, Andrew worked at QuestOne, a business consulting firm which specialized in constraints based management consulting to Fortune 500 clients, and the Small Business Development Center. Andrew worked as a manufacturing engineer and as a design engineer for Follett Corporation (Easton, PA). Andrew frequently draws on the wide breadth of his work experience in his service to his clients. Andrew received a Masters of Business Administration degree from Lehigh University. Andrew also received a Bachelor’s of Science in Mechanical Engineering from Lehigh, where he served in several student leadership positions. Outside of Dunn Twiggar, Andrew serves as an Adjunct Professor at Lehigh University’s College of Business and Economics. Andrew’s volunteer activities include serving on City of Bethlehem’s Planning Commission (Chair 2005-2008), serving as a member of the Lehigh Valley Planning Commission, and serving as a Sunday School teacher at his church, First Presbyterian Church of Bethlehem. Andrew resides with his family in Bethlehem, PA.

Deborah Carbonaro
 Senior Property Manager | Marketing Coordinator

Deborah is the lead Property Manager of Dunn Twiggar.  With over 25 years' experience in the real estate industry she has the background and business acumen to know what it takes to successfully manage commercial real estate.  Her primary objective is to provide property owners with the best possible return on investment while simultaneously minimizing risks and maintaining a balanced relationship between owners and tenants.  She has a very proactive approach to client and tenant relations by learning and understanding the tenant's business model, ensuring and anticipating their future needs as well as developing and implementing strategies to address those needs.  Deborah is knowledgeable in CAM reconciliations and experienced in budget planning and analytical functions.  She is a licensed real estate salesperson in Pennsylvania with an extensive financial background along with a thorough knowledge of local real estate laws and regulations.  She and her family relocated from Pittsburgh, PA where she worked as a Property Manager and Advertising Coordinator for Prudential Realty Company.  Deborah is an active member of CREW (Commercial Real Estate Women) and is a merit badge counselor for The Boy Scouts of America/Minsi Trails Council.

 

Cindy Snow
Office Administrator/Bookkeeper

As our Bookkeeper/Office Administrator, Cindy is responsible for providing owners with comprehensive bookkeeping services and overseeing the general operations of our office.  Cindy joined Dunn Twiggar in 2015.  Previously, she was employed as a Quality Control Analyst for Laslink in Media PA.  She also performed general bookkeeping services for several small businesses in the Lehigh Valley.  Cindy holds a Business/Computer Certificate from the Innovative Technical Institute in Moncton, NB, Canada.  This experience has equipped her to be able to seamlessly multi-task, be well organized and have a keen eye for detail.  Outside of Dunn Twiggar, Cindy is very active in the community cioaching youth soccer and serving as PTA President.  She resides in Bethlehem with her husband and two children.
